When your block is opposite the ocean, what should you do?

The Regency home design is a great example of how to utilise your block position and maximise your homes potential.

Directly opposite the ocean, this incredible home positioned a three car garage, large store room, boat shed, covered patio, swimming pool and a studio at the rear of the home, so as many viewing windows could capture as much of the stunning ocean views as possible (including a roof top terrace!).

The Regency Design Guide

In what can only be describe as a showcase home, the Regency design encapsulates custom luxury living to a tee.

Located on an ocean front road, the owners wanted to enjoy as much of the ocean views available to them in their daily routine and whenever they entertain friends and family.

The Beaumonde Homes design team created a home design to suit the block dimensions and to enhance every inch of lifestyle. That meant making the footprint of the ground and upper floor as wide as possible, without deminishing views. Instead of placing the garage at the front of the residence, the garage was designed to the rear of the home, allowing a single driveway access to the three car garage and boat shed for storage. This design choice provided an additional 3m width of living space that would normally have been lost to traditional garage space.

The ground floor is extravagent and features a stunningly large Lounge and Games room with easy access to a bar (which is as big as most kitchens) plus a cellar. A guest suite located on the ground floor enjoys ocean views through large picture windows.

The first floor includes a large living area, master suite, three minor bedrooms + study and a front balcony. There’s also a staircase leading to a roof top terrace garden.

Because of the location, wind protection is also a factor to consider. The placement of the swimming pool at the rear of the home allows the structure of the home and covered patio to provide a wind break. The front outdoor entertaining includes a spa and firepit seating area, all protected by large fixed windows. This design consideration allows the front outdoor entertaining area to be enjoyed more regularly without worrying about the strong sea breezes.
